Cancellation policy

On Airbnb our cancellation policy is flexible, but our rates there are higher.

We give substantial discounts on our direct booking site. As a result our direct booking cancellation policy is different than the other platforms, which handle all of the processing and difficulty around it.

You have the right to cancel with no penalty, i.e. 100% refund minus any transaction fees (~3.5%) for 24 hours after booking at any time up until the day of check in. If you book and cancel within 24hrs of check-in, there is no refund as it blocks others from being able to book and we have a lot of last minute bookings.

Other time-based cancellation policies:

1) Earlier than 45 days, 100% refund, minus processing transaction fees (~3.5%).

2) 45 days - 30 days before, it's 75% refund, minus processing transaction fees (~3.5%).

3) 29 days - 14 days before, it's 50% refund, minus processing transaction fees (~3.5%).

4) 13 - 8 days before, it's 25% refund, minus processing transaction fees (~3.5%).

5) 7 days and earlier no refund.

A day is defined by the calendar date, not by the time of day.

You will receive a refund within 1 week of cancellation or sooner. We aim to do so sooner, and usually within 24hrs, but this is not always possible because of holidays and weekends. Why? If the funds have already moved from our payment system (stripe) then it needs to be transferred manually back to the payment system and refund manually issued.
